Knotel has increased its Manhattan presence by signing a lease with ATCO Properties & Management for 27,186 square feet at 240 W. 35th St. The coworking company will take up the building’s entire seventh, eighth and 18th floors by late fall. 

The Class A property encompasses 165,000 square feet across 18 stories. Knotel’s space will undergo build-outs executed by the landlord’s in-house contractor, Essential Design + Build. The new location will include collaborative areas, open offices and user-friendly meeting rooms. Completed in 1924, the asset underwent a series of renovations in 2009 and 2017, according to Yardi Matrix data. Improvements included refurbishing the lobby and the common corridors, as well as the elevators and restrooms.

The property is home to tenants such as Newsday, Diptyque, Thom Browne, Fidelus Technology, Spanish American Institute, Reem Bridals, Café Metro and Café Nunez. Situated in the borough’s Garment District, the building is two blocks away from Penn Station. Nearby amenities include fitness centers, a wide array of eateries and cafes, accommodation options and museums.

Colin Godwin and John Cinosky represented the landlord in-house, while Cushman & Wakefield’s Douglas Regal, Jamie Katcher and Sebastian Infante acted on behalf of the tenant. The deal marks Knotel’s second commitment to an ATCO-owned property, as the company already leases 17,464 square feet at 373 Park Ave. South.
